Buying in Trestle Glen or Crocker Highlands: A Guide for Tech and Corporate Buyers

Trestle Glen's median is running around $1.50M right now, sometimes higher depending on layout and square footage. Crocker Highlands sits even higher, $1.75M to $1.80M and up, some of the strongest price points in this part of Oakland.

I live just north of Park Blvd, in a small stretch of North Glenview built in the same era as both of these neighborhoods. As a buyer, what should actually matter to you when choosing who to work with here is real estate expertise, yes, but also someone who can tell you what it’s like to live, raise a family in and around these neighborhoods, and who knows how to advocate for you well beyond just at a real estate transactional level.

Before this, I spent years training salespeople and leading client success teams, work that comes down to one thing: making sure the people on the other side of a deal actually get ROI. That's the same standard I hold myself to here. If you're coming from a demanding career yourself, tech, corporate, or otherwise, that's probably the standard you already hold people to.

What changes once you're above $1.5M

The buyer pool looks different up here. You're not competing with first time buyers stretching every dollar, you're competing with people who can move fast, who usually have real cash reserves or strong existing equity, and who already know what they want.

That changes what actually wins an offer. A fully underwritten pre-approval carries more weight with an experienced listing agent than it did at a lower price point. Sellers have less patience for contingencies that could fall apart, so knowing which ones you can genuinely tighten, and which ones are worth keeping for your protection, is where real negotiation experience shows up. And a lot of these sellers are managing their own complicated next move, so an offer that can flex on timeline sometimes matters more than an extra ten thousand dollars on price.
